Location, location, location - how to choose one?

Hello to you all.  
I am new here  
I am thinking of opening my own ice cream place (i won't burden with too many details) in Los Angeles.  
I was wondering though, how do you know if a location (which I have in mind) is GOOD ENOUGH?  
I am assuming that by foot traffic - and the more, the better.  
But still, it's kind'a hard to know.  
Any advice will be much appreciated.  
PS - I would also like to ask about the next step (remodeling - and if you know how to go about it)

It might be more about parking vs. foot traffic in Los Angeles...outside of very touristy areas where you will pay top $ for rent. People in this area usually walk walk walk as a way of life. So... foot traffic is a big plus here.

Proximity to consistent public transportation is also an important factor if you consider foot traffic to be a factor. Sidewalks corners and street lights are often there...but some areas are built for street traffic and you would be hard-pressed to have to rely on the ability to actually cross the street in some busy areas with many lanes and quick lights designed for moving traffic and creating the ability to make turns in the street vs. crossing safely.
