advice re: leases

for those of you who have or had dog carts (or legal expertise :)
I am looking at renting space from a large box store. what must i include in a lease and what should i avoid.
I know i need to talk to a laweyer about this, but the one i have access to doesn't have much experience in the area of dog carts :)
any suggestions greatly appreciated
